Cancellation Policy

Our Cancellation Policy "In a nutshell":
Each cabin is individually Owned and typically is the only property the specific Owner has to offer for rent. When a Guest occupies time on this Owner's calendar, then has to cancel the reservation, the property may remain empty. Although we empathize with your emergency, it really is not fair to "transfer" your financial hardship to the property Owner.
* Travelers/Cancellation Insurance will be offered at the time you reserve the cabin. If cancelling or encountering an unfortunate emergency  is a concern for you, We highly recommend you purchase this Insurance. Travelers Insurance is a "per reservation" policy, not a "per person" policy, and covers much more than just cancellations. To learn more now, go to itravelinsured. The cost is approximately 6.95% of the total.

FULL REFUND - Cancellations that are made more than sixty (60) days prior to the arrival date. (Less the greater of 5% or $75.00 Cancellation/Modification Fee)
50% REFUND - Cancellations with over 30 days Notice (Less the greater of 5% or $75.00 Cancellation/Modification Fee)
Cancellations that are made within 30 days of the arrival date, or changes that result in a shortened stay, forfeit the full advance payment and reservation deposit. Cancellation or early departure does not warrant any refund of rent, however, Credit will be Offered to Guests in good standing, for cancelled dates that are re-rented.

COVID-19 PROVISION: In the event Swain County would implement Travel Restrictions, or Closes Short Term Rentals, we will offer to reschedule reservations to within 1 year. "Lookout Lodge"

by Everything you could ask for.

Lookout Lodge has the best views with all amenities that you could ask for. There is plenty of room for a large family. We loved the game room, screened porch, fire pit, and hot tub.

"Beautiful and functional"

by Mary

Beautiful, well-thought out home having most things to make your stay enjoyable with a fully functional kitchen. Terrific views of the mountains and close to the entrances of the gated community.

"Wonderful Mountain Lodge"

Loved the house! The location was perfect and views were amazing. The beds were very comfortable! (not something that is always true with VRBO houses)

"Better than advertised!"

This property is amazing and can easily fit 2 families(3 may be tight). The views are unreal and the property is very well stocked. The separate game room is amazing at night as it allows the kids to sleep and the adults to have s

"Hospitality Excellence"

by Karen

What a treat to not have to make beds after a long drive! Beds were ready with good quality sheets. The kitchen was well stocked with everything needed for cooking. Fluffy towels! Throw blankets! Comfy couch facing a gorgeous view! We managed to do stuff in the area, but we would have been perfectly happy just hanging out in the hot tub or around the fire pit. Wonderful!

"Best Ever..."

by Barnard

What a wonderful place to stay. We have rented multiple very nice houses this past year (this was our 6th) some of them were newer than this house but this house was comfortable, extremely well maintained, really well appointed with very plush towels, the bedding and the beds were extremely comfortable. The decorations were a really interesting mix of modern, retro and rustic. The house itself has incredible views with a very expansive porch. It was also very private, we saw very few cars driving up and down the mountain, the road was in good condition but it is pretty dark at night so may want to consider that when making reservations in town if returning late. We spent a lot of time in the evening outside around the fire pit. There was plenty of fire wood and another unexpected surprise was the countertop ice maker. It was great to make ice for the coolers to keep drinks cold when we were outside on the porch, to take with us hiking and also to refresh the coolers for the drive home. This was in addition to the ice maker in the fridge.

The kitchen was very well stocked with basics to get started for the first couple of days (dish soap, hand soap for sinks) and also new kitchen sponge, shower gel, and shampoo. There are plenty of dishes, glasses, cooking utensils, cookware, games, TVs, blankets and throw pillows. Things were easy to find/figure out because of the layout and the way things were organized. There is plenty of space to store pantry items and the master closet is huge. The only thing that took some coordination was getting the trash picked up. There isn't a regular pick up day, so a number has to be called 24 hours in advance to schedule pick-up or it has to be dropped off.

Amazing host and an amazing place to stay, a quality hot tub decked out with speakers! The front porch area was awesome! and a view that makes you never want to leave! I definitely will be coming back here!

"As Advertised"

by Carl

Everything was as advertised. When we initially booked the stay, there was only one review. We gambled that the view was spectacular and the home was comfortable -- It was better than we expected. Everything was clean and well maintained. The home was well decorated and felt very comfortable to all of us. If you are on the fence, it was well worth the daily fee.

"Excellent Choice!"

by Brenda

We booked this place prior to any reviews so, needless to say, we were a bit nervous. We researched the management co that handled the property and read their reviews with their other properties and decided it was worth taking a chance. This place turned out to be exactly what we had imagined and were so completely happy with our stay! This property is in a gated community literally up the side of a mountain; it took us 8 minutes to traverse the drive from the gate to the property. The road is winding, steep and narrow which is to be expected for a property like this but the views are breathtaking and so worth the climb! If you're heading up during risks of snow or ice you will definitely have to have the appropriate gear on your vehicle (FYI). The property itself was clean and spacious and set up in such a way that makes it friendly to families, friends, couples, etc. The beds are unbelievably comfortable to the point several of us stripped the bedding to look for tags, in hopes of duplicating the heavenly sleep at our own homes. The bathroom linens were plush, the pillows were diverse in that everyone could match their preferences, and rooms very spacious and well laid out. The cabin included enough "basics" (toilet paper, trash bags, dish & washing detergent) for us not to have a need to include in grocery trips; we stayed 5 days for reference. The kitchen had every utensil, appliance, serving and presentation dishes, wine glasses, etc. that we could ever need. The view from the main living space was breathtaking and had us discussing other trips during other seasons just to appreciate mother nature in all of her glory. The pillows on the couch matched some throw blankets that were so soft and furry we found ourselves grabbing those first when we relaxed in the living room, but all of the furniture was quite comfortable and inviting. The game room was a lovely space that we likely would have used more if our stay had been longer; although it was a nice getaway for the 2 children we had in our group when they needed activity during a few rain storms. We primarily made use of the fire pit at night and surrounding trails (short drive from the cabin) for hiking during the day. The management co was communicative and helpful when needed and we felt comfortable reaching out to them when/if necessary. We are already looking into rebooking in the fall if our schedules permit. I have nothing bad to say about this place at all but do want to mention the exterior lighting is minimal so if possible I might suggest trying to arrive when you still have use of daylight. We arrived at night and unpacking the cars in unfamiliar territory outside of the house was a bit daunting. Again, not worth docking any stars as this is an easy fix when scheduling your travel times (and/or come prepared with a flashlight if necessary) and the rest of the property more than makes up for this. For pet owners, there is plenty of green space available on the property and other trails nearby; although not completely fenced in so you will need to keep your pets leashed for the duration of your store when enjoying the outdoors. The management co was lovely to work with when arranging the stay with our fur-baby and I felt the pet fee and application process were more than reasonable. Our party included (4) adults, (2) kids and (1) fur-baby; we all enjoyed the experience and the memories we made here will be held dear to us forever. Obviously, we all very much recommend this property to anyone and everyone interested.

"Wow the view!"

by Megan

Wow the view! it's even better in person. As was the home itself. we stayed with our dogs and the property had plenty of room for them to roam. the kitchen was well used during our stay and very well stocked with all of the pots, pans, and utensils we could need. the decorating here is so stylish. first airbnb I've stayed at that actually felt like I could live there, so home-y. we didn't want to leave. definitely book it! we also ate at boots steakhouse and it exceeded expectations and the staff was so so so friendly. great bite to eat! (at the recommendation of the binder provided with tons of local details and suggestions)

by Camille

We had a great stay at Lookout Lodge with our young family. Everything was beyond our expectations. It felt brand new and spotless. The kitchen was stocked with everything we could ever need for cooking and there were plenty of board games, towels and extra blankets. Plug-in nightlights all over and 2 zone heat that worked perfectly. We would have preferred a real fireplace but the electric unit in the living room was very nice. All the beds were so comfortable and cozy. The open living room/kitchen/loft was amazing to be able to use different areas but still feel connected. We just couldn't stop complimenting the furniture, decor, and attention to detail found throughout the house.
The hot tub was also brand new and very impressive... lights and fountains to play with and the jets were plentiful and adjustable. I couldn't get the built-in bluetooth speakers to connect, no big deal. On that note, there are a lot of remotes for the downstairs TVs and sound equipment without instructions... but I enjoyed getting things setup. The soundbar for the living room was great and we didn't even need to use the speaker that we travel with. There's also a Yamaha AV receiver in the shuffleboard room.
It was raining on and off all weekend so we brought a big pop-up tent to put over the hot tub because it wasn't covered, which worked perfectly. As we were leaving we finally were able to see the mountains in the distance from the front of the house... a beautiful view as promised!
